Building and Safety:  7:30 a.m. to 12:00 p.m.

Planning: 7:30 a.m. to 1:00 p.m. and with an appointment after 1:00 p.m.

In order to ensure the Health and Safety of City residents and the general public, Building and Safety coordinates and enforces all Building and Housing regulations established by state and local governments. You can obtain building permits, get answers to questions related to building and safety issues, and review building permit records at City Hall.

Inspections are performed Monday through Friday. Requests submitted before 6 a.m. will receive same day inspections; Requests submitted after 6am will occur on the next business day, unless otherwise specified. Morning inspections are typically between 8:30 a.m. and 12:00 p.m. and afternoon inspections are from 12:00 p.m. to 3:30 p.m.

Building Codes adopted by the City:
2016 CA Building Code, 2016 CA Residential Code, 2016 CA Mechanical Code, 2016 CA Plumbing Code, 2016 CA Electrical Code, 2016 CA Energy Code, 2016 CA Green Building Standards Code, and Aliso Viejo Municipal Code.

The City is primarily located within Climate Zone 6; however, the NE section is within Climate Zone 8, which includes: Surfbird, Osprey, Seagull, Egret, Prairie Falcom, Waxwing, Night Heron, Partridge, Nightingale , Tanager, Nutcracker, Wigeon, Cuervo, Cardinal and Bluebird.

Planning Approval Required 
In order to ensure that projects meet the requirements of the Aliso Viejo Municipal Code, applicants are required to discuss and obtain approval for their project from the Planning Department, prior to the submittal of plans to the Building Department.
